CBRE | The Boulos Company Completes Largest Investment Sale of 2009

The Boulos Company secured the Buyer,  L.E. Springer, Inc. and represented the Seller, GRE Congress Canal, LLC , in a transaction that included The Maine Bank & Trust building at 465 Congress Street and the Public Market Garage at 315 Cumberland Avenue, in Portland..  L.E Springer, Inc. is   wholly owned by Lawrence E. Springer of Bangor, ME and has long history of real estate ownership in Maine.

The 465 Congress Street  ten-story office building is an historic landmark featuring unique marble architectural details and a stunning first-floor banking lobby. Current tenants in the 67,567± square-foot building include; Maine Bank & Trust, MaineHealth and MaineHealth Associates, Applied Materials, Compass Health Analytics, Cloutier Barret Cloutier & Conley, Richardson Whitman Large and Badger, and Legg Mason Wood & Walker.

The Public Market Garage at 315 Cumberland Avenue is connected by skybridge to the former Portland Public Market, which is currently being renovated into offices for its new owner, PowerPay, LLC.

The Boulos Company has released yet another list of businesses in the Greater Portland area that have said “bah, humbug” to the slow economy and are moving ahead.

  • Eyes on Rosemont, LLC has leased 2,180± sq. ft. of office space at 595 Brighton Avenue, Portland, Maine from KAL, LLC. The tenant will use this space as an optometrist office.
  • The Sunrise Guide, LLC has leased 600± sq. ft. of office space at 640 Brighton Avenue, Portland.
  • Lafayette Hotels has purchased the 239-room Holiday Inn by the Bay in Portland from Harper Hotels.
    Critical Care Systems, Inc has renewed their lease for 4,421± sq. ft. of office space at 10 Donald B Dean Drive, South Portland.
  • Goodwill Industries of Northern New England has expanded into a 2,084± sq. ft. office suite at the Bayside Complex on 175 Lancaster Street, Portland.  Their total occupancy at the center has now been increased to 10,779± sq. ft.
  • Goodwill Industries of Northern New England has renewed its lease for 6,652± sq. ft. of retail space at 890 Main Street, Sanford.
  • Goodwill Industries of Northern New England has renewed its lease for 10,400± sq. ft. of   retail space at 1104 Forest Avenue, Portland,
  • The Vacuum Cleaner Shop has leased 3,300± sq. ft. of retail space on 50-60 Western Avenue, Augusta.
  • C-LINK, LLC has leased 4,129± sq. ft. of office space at 2 City Center, Portland.

  • Cutting Edge Wireless, Inc. has sub-leased 1,645 sq ft of retail space at 35 Bridge Street, Gardiner, Maine from One Source Wireless, LLC. Cutting Edge Wireless will operate a cellular telephone sales & service business.
  • Stanford Management, LLC has leased 3,620 sq ft of office space in the Nathan Winslow Block at 245 Commercial Street, Portland.
  • Maine Eye Center, PA has leased 9,983 sq ft of medical office space at Stroudwater Crossing, 1685 Congress Street, Portland.
  • Maine Health has acquired property located at 14 Sawyer Road, Scarborough, Maine. The property abuts the Orion Center property previously acquired by MaineHealth. The Sawyer Road property is a natural addition to the Orion Center parcel and will become part of the overall development.
  • NH Bragg has renewed its lease of 6,500 sq ft of warehouse space at 17 Patrick Drive, Westbrook.
  • MaineTransNet has leased 556 sq ft of office space at 640 Brighton Avenue, Portland.
  • Northeast Hearing & Speech Center, Inc., a community based speech and hearing center, has leased 7,600 sq ft of office/therapy space in the Match Star building at 81 West Commercial Street, Portland.

After 23 years in business, local realtor sets new record in 1st quarter

I have just put my 22nd property under contract in 2009 (a record in my 23 years in the business) and we have had 4 properties close with 100% financing in the last 4 months. And now we are seeing multiple offers on properties.”
